Terms and Conditions for Lincoln Town Houses - Self Catering Accommodation, Lincoln.
Lincoln Town Houses offer luxury self catering accommodation as an alternative to Lincoln Hotels, our 4 Gold Star rated properties are available for last minute breaks from just a 2 night stay.
For all bookings, including those made by telephone or internet, the Lead Guest must complete and sign this holiday letting agreement. This must be sent to us at the time of booking. The Lead Guest must be over 21 years of age and authorised to make the booking and accept the booking terms and conditions by all persons named on the property rental booking form. The Lead Guest will be responsible for making all payments due.
ContractThe Contract for a short-term holiday let shall be between the client and Lincoln Town Houses and shall be governed by English Law. Once the initial deposit has been received and confirmation issued by Lincoln Town Houses the contract shall be considered to be legally binding on both parties. The contract shall be subject to the following booking conditions:
ReservationsA request for a reservation will be held for a period of five days during which time the full deposit and a signed Reservation Form (this is the electronic reservation form if booking through this website) must be received by Lincoln Town Houses.
Payment
A deposit of 20% of the holiday rental due is payable if the reservation is made more than six weeks prior to commencement of the holiday rental.
Please note that the deposit is non-refundable.
The balance of the holiday rental is payable no later than six weeks prior to the arrival date. Non-payment of the balance due six weeks before the arrival date shall be construed as cancellation of the contract by the client.
Where a booking is confirmed less than six weeks prior to arrival payment must be made in full. Payment may be made by credit card, switch or bacs transfer.
Payment for any supplementary services taken during the holiday period must be paid in full prior to departure.
Although we would not anticipate any costing errors on the confirmation invoice, should there be an obviously incorrect price shown, then we will issue a new invoice and will not be bound by the price shown on the incorrect invoice.
The client will be responsible for ensuring that the conditions of let are adhered to and is legally bound to notify Lincoln Town Houses of any breakages or damage to the property and to reimburse them for replacement, repair or extra cleaning costs on demand. The client shall take all reasonable and proper care of the property and its contents and shall leave them in the same state of repair and clean and tidy condition at the end of the period of rental as provided at the beginning. Any damage to the property and / or its contents will be the responsibility of the lead guests. We reserve the right to charge the lead guests payment card, the full the cost incurred by Lincoln Town Houses to replace or repair any damaged item, fixture or fitting.
InsuranceWe strongly recommend that you take out adequate holiday insurance to cover any costs you might incur if you have to cancel your holiday, as Lincoln Town Houses does not provide any insurance under the terms of your holiday rental agreement.
Personal PropertyPersonal property is your own responsibility and not that of Lincoln Town Houses. Vehicles are left at your own risk.
Period of LetThe period of let runs from 4pm on the day of arrival and terminates at 10am on the day of departure.

Conditions of Let
Lincoln Town Houses are to be used for the purpose of holiday let only and are not an assured tenancy under the terms of the Housing Act. You therefore only have the right to occupy the property for the agreed period of rental for holiday purposes only in terms of Schedule 4 of the aforementioned Act.
We reserve the right to refuse entry to anyone who, in our opinion, is not suitable to take occupation of the property. In such cases all payments shall be refunded and the contract terminated without further liability.
We also reserve the right to terminate the Contract at any time or remove any persons due to unreasonable behavior, damage to property or causing annoyance or offence to other parties. In such cases any refund shall be at the discretion Lincoln Town Houses.
All cancellations must be made in writing (email is acceptable)
In the event of cancellation by the client Lincoln Town Houses shall be entitled to retain if already paid or to recover from the client the following percentage shares of the holiday rental.
- Cancellations made 0 – 14 days prior to arrival – 100% of holiday rental payable
- Cancellation made 15 – 30 days prior to arrival – 75% of holiday rental payable
- Cancellation made 31 – 60 days prior to arrival – 50% of holiday rental payable.
If for any reason the accommodation is not available on the confirmed booking dates due to events beyond our reasonable control all monies paid will be refunded. Lincoln Town Houses will have no further liability to you or any other party.
It is extremely unlikely that we will have to make any changes to your property rental. However, occasionally we may have to make changes and reserve the right to do so at any time. Most of these changes would be minor and we will advise you of them as soon they may be applicable. If we are forced to cancel the property rental because of force majeur or for any reason that makes the property unfit for rental, you will have the choice of either allowing us to locate a suitable alternative property on your behalf or of canceling the booking and accepting a full refund of all monies paid to us. Please note that we are not liable for any consequential loss or incidental expenditure resulting from the cancellation of your holiday.
Number of Persons in the propertyOnly the named guests are permitted to use or stay in the property. The owners or our representatives have a right at all times to refuse access to the property for people who are not members of the party stated on the booking form.
ComplaintsComplaints must be reported immediately to the owners of the property or to their representatives thereby giving them the opportunity to rectify the problem during your stay. If the problem cannot be rectified during your stay, you must write to us within 28 days of departure giving full details of your complaint. We cannot accept complaints if you have not followed the course of action laid down in this clause.
Right of EntryLincoln Town Houses shall be given right of access to the property at all reasonable times for the purposes or repair and maintenance or routine inspection.
Location Map & Directions + Key CollectionA location map & directions will be sent to the booker on receipt of deposit payment. Please ring approximately one hour prior to arrival. We will personally hand the keys over to you.
Terms & ConditionsLincoln Town Houses reserves the right to change or amend their terms and conditions at any time.
